Facing Foreclosure? You Have More Options Than You Think.

If you've fallen behind on your mortgage, it's easy to feel like the walls are closing in. But foreclosure is a process, not an event — and at almost every stage of that process, there are ways to protect your credit, your equity, and your peace of mind. You don't have to figure it out alone.

At Smart One Real Estate, we've walked alongside homeowners through this exact situation. Our role isn't just to sell houses — it's to help you understand your options early enough that you still have choices, and to guide you toward the outcome that protects you and your family best.

Foreclosure Timeline

Foreclosure doesn't happen overnight, and knowing where you stand in the process helps you understand which options are still available to you.

Missed payments.

Most lenders don't begin formal action until a homeowner is 90+ days behind. This early window is the best time to act — it's when the most options are on the table.

Notice of default.

Once a lender files a formal notice, the clock starts on a legal timeline that varies by state. You'll typically still have weeks to months before a sale date is set, but the urgency increases.

Pre-foreclosure.

This is the period between the notice and a scheduled auction. It's often the last realistic window to sell the home, negotiate with your lender, or pursue other alternatives before the lender takes control of the timeline.

Auction or repossession.

If no resolution is reached, the home is sold at auction or reverts to the lender. This is the outcome every earlier option is designed to help you avoid.

Your Options at each Stage

Forbearance

Selling before foreclosure

Loan modification.

A temporary pause or reduction in payments, giving you breathing room to get back on your feet financially.

Loan modification.

Your lender adjusts the terms of your loan — a lower rate, an extended term, or restructured payments — so it's easier to catch up and stay current.

Selling before foreclosure

Listing and selling the home on your terms, on a normal timeline, before the lender forces the issue. This is often the option that best protects your credit and preserves any equity you've built.

Short sale

Selling before foreclosure

If you owe more than the home is worth, your lender may agree to accept less than the full mortgage balance to allow the sale to close. It requires lender approval and careful documentation, but for many homeowners it causes significantly less damage to their credit than a completed foreclosure.

Deed in lieu of foreclosure

In some cases, voluntarily transferring the property back to the lender can be a cleaner resolution than a foreclosure filing, though it's typically considered only after other options are exhausted.

Most lenders genuinely prefer these alternatives to foreclosure — it's costly and time-consuming for them too. That's part of why acting early gives you real leverage.

How a Smart One Real Estate Agent Helps You Directly

We help you understand what your home is really worth. An accurate, market-based valuation is often the single most important piece of information in deciding your best path forward — including whether a short sale is even necessary.

We connect you with additional resources. Housing counselors, real estate attorneys, and other professionals can be essential parts of your support team, and we can help you find the right ones for your situation.

We keep you informed, without judgment. Every homeowner's situation is different, and there's no shame in needing help. Our goal is simply to make sure you understand every option available before decisions get made for you.

We communicate with your lender on your behalf.

Lenders respond differently to a homeowner acting alone versus one represented by a real estate professional who understands the process, the paperwork, and the timelines involved.

We price and market your home to sell quickly.

If selling is the right move, time is the resource you have the least of. We use local market data to price competitively and get your home in front of serious buyers fast.

We manage the short sale process from start to finish.

From assembling the documentation your lender requires to negotiating approval, we handle the details so you can focus on your next steps.

The Sooner You Reach Out, the More Options You Have.

If you're behind on your mortgage or you've already received a notice from your lender, the most important thing you can do right now is start a conversation — with your lender, and with us.

Contact Smart One Real Estate today for a free, confidential consultation.

There's no obligation, and everything we discuss stays between us. We're here to help you understand where you stand and what's possible from here.
